Lodi sits on hard groundwater, and every pool in town shows it somewhere. Calcium comes out of solution on hot afternoons and plates onto whatever it touches, and that includes the inside of your pump. It builds a scale ring on the shaft where the seal rides, it collects on the impeller vanes, and it dries into a chalky crust in the o-ring groove under the pump lid. A pump that would run ten easy years on soft water starts fighting itself here around year six or seven, and the failures show up in a fairly predictable order.

The rest of the load comes from the weather and the trees. Summer runs into the high 90s and low 100s, the pump works long hours to keep up, then the delta cools things down overnight and the metal contracts again. That daily swing works on seals and gaskets. Meanwhile the water is carrying vineyard pollen and fine dust off tilled rows in spring and again at harvest, oak and sycamore leaf drop on the older streets east of downtown, and cottonwood fluff drifting in off the Mokelumne and Lodi Lake in early summer. All of it ends up in the skimmer and the pump basket, and a pump starved for water runs hot.

Why is water dripping from between the motor and the pump body?

That is the shaft seal, and it is the most common pump repair we do in Lodi. The seal is a two piece assembly, a spring loaded carbon face riding against a ceramic seat, and its whole job is keeping water in the wet end and off the motor. Hard water is rough on it. Scale builds on the shaft and on the ceramic, the faces stop mating flat, and you get a slow drip that leaves a white crust and a damp spot on the equipment pad. Caught early, it is a straightforward fix and the pump goes back to work the same day. Left alone, that water runs down into the front bearing, rust gets into the race, and now you are buying a motor instead of a seal. If the pad under your pump is stained or the front end of the motor has gone orange, the seal has been leaking for a long time.

Why does my pump lose prime or run half full of air?

A pump that will not hold water is pulling air somewhere on the suction side, ahead of the impeller. Most of the time in Lodi it is the lid o-ring. Dust and pollen work into the groove, the ring dries out and flattens, and once it takes a set it will not seal no matter how hard you crank the lid down. Before we start replacing parts we walk the whole suction path:

  • Lid o-ring dry, flat, or sitting on grit in the groove
  • Pump basket cracked at the rim, or packed so full it starves the impeller
  • Impeller vanes clogged with cottonwood fluff, leaf litter, or hair and lint
  • Drain plugs backed out, or a lid that is cross threaded and not pulling square
  • A hairline crack at a suction fitting, union nut, or the pump housing itself
  • Water level dropped below the skimmer mouth, which sucks air on every wave

A clogged impeller has its own signature. The pump primes fine and sounds normal, but the return jets are weak and the filter pressure reads low instead of high. Low pressure with poor flow means the restriction is in front of the filter, not in it.

My pump is loud, or it hums and will not start. Which is it?

Those are two different problems that homeowners tend to describe the same way. A growl, a grinding sound, or a rising whine that gets worse as the motor warms up is bearings, and bearings almost always go bad because a shaft seal leaked into them first. Once they are howling, the motor is on borrowed time and no amount of lubricant fixes it. A motor that hums but does not spin, or one that only starts if you nudge the fan with a stick, is usually the start capacitor. Capacitors are a wear item and heat kills them, so on a pump baking on a west facing pad through a Lodi August, five or six years is a normal life. That is a small part and a quick swap. What we will not do is put a capacitor in a motor whose bearings are already gone, because you will be calling us again in a month.

Should I repair this pump or replace the whole thing?

It comes down to the condition of the wet end. If the housing, volute and diffuser are sound and the seal plate is not cracked, swapping just the motor and seal is good work and the pump will run for years. When the housing is cracked, the threads at the lid or the drain plugs are pulled, or the diffuser has been eaten thin, replacing the motor alone is throwing good money after bad. Age matters too. On a pump that is more than a decade old, parts get scarce and the next failure is already lined up behind this one. California energy rules also come into play, since a replacement pump above roughly one horsepower has to be variable speed. That is not a bad outcome here. A variable speed unit run at low rpm for long hours is quieter, cheaper to run, and turns the water over gently enough that vineyard pollen and cottonwood actually make it to the filter instead of blowing past it.
